Project: Communal Lighting Upgrade Works

A project secured in 2019 to upgrade the existing communal escape lighting contained in 1-60 Oswell House a 12-storey residential block located in East London and forming part of Tower Hamlets Homes property portfolio. The property located within a predominantly residential area with local retail amenities in close proximity forms part of One Housing Groups housing property portfolio and provides accommodation via a mixture of 1 and 2 bed properties.
The objective of the project, including specific safety goals, was to have a lighting system which complies with all appropriate legislation and provides a safe and healthy environment for tenants and visitors to the building. Additionally, the client wanted to lower the total cost of ownership TCO achieved through reduced power consumption and less frequent lamp replacements and general maintenance.
The scope of work involved the removal and disposal of 147 existing Design Plan luminaire gear trays which were retrofitted with new energy saving LED replacements. Upon completion the system was tested for operational compliance and certified prior to final handover.
Works were undertaken whilst the building remained in full occupation for the duration of the contract and as Principal Contractor consideration of tenants and neighbouring properties was a priority and had to be carefully programmed to avoid disruption.
Work was completed on time, within budget and to the satisfaction of the client, the tenants and Tower Hamlets Homes stakeholders.
